Project Overview
Mr Tint Window Films was appointed to deliver custom glass manifestation as part of a full office refurbishment project at Miller Homes in Edinburgh.
The project formed part of the final stages of a live commercial fit-out programme, with works scheduled shortly before building handover.
The requirement was to install plotter-cut custom manifestation to newly installed internal glazed partitions in line with building regulations and the design team’s specified visual scheme.

The Challenge
As part of the refurbishment, new internal stud partition glazing had been installed throughout the office space. To comply with building regulations, appropriate manifestation was required to ensure visual contrast and reduce the risk of accidental impact.
The design team had produced a bespoke manifestation layout that needed to be replicated precisely across multiple glazed sections.

The works were instructed by GM Projects, a principal contractor we have worked with on several previous projects.
The Specification Process
Although the design concept had already been produced, the manifestation required technical recreation and production for installation.
This involved:

Rebuilding the supplied artwork to meet dimensional accuracy

Converting the design for plotter cutting
-
Ensuring regulatory-compliant band heights were maintained
-
Preparing manifestation sections for consistent alignment across glazed partitions
As this was a commercial site, all required RAMS documentation was submitted prior to commencement, and operatives attended site with appropriate certification and PPE.

Installation & Programme Management
The works were carried out within a live fit-out environment during the final stages of the programme.
Midway through installation, an issue arose with application tape affecting sections of the manifestation. With handover approaching, maintaining programme integrity became critical.
The affected elements were immediately identified, removed and recut. To ensure the handover deadline was protected, additional out-of-hours working was undertaken to:

Reproduce the damaged sections

Reinstall manifestation to the required finish standard

Complete all glazing areas ahead of the scheduled completion date
Despite the unforeseen issue, the project was delivered on time and to the expected finish quality.
